Undercover Visits

Property X-Rays are ideal for anyone who needs to gather a deeper understanding of a property's efficiencies and deficiencies. Specifically, owners, asset managers, regional property managers, and even on-site property managers will benefit from a Property X-Ray, as they can use them to implement changes to improve property performance.
Property X-Ray is NOT intended for underwriting, lender analysis, or other financial decisions. Users should not rely on Property X-Ray when making financial decisions. All opinions contained within are based on our industry experience and statistical analysis of your data—they are in no way financial, legal, or business advice.
Property X-Rays are available for existing multi-family properties/apartment complexes located in the United States. The report requestor will need to have access to at least three months' worth of financial reports, along with a rent roll. The requestor must also be authorized to share these documents with us for analysis.
Student housing, office, and retail spaces are not eligible for a Property X-Ray at this time. Properties should also have a sufficient unit count for analysis (at least 30 units) and an on-site office for the leasing evaluation. Note that Property X-Rays are conducted and billed per property, not per portfolio.
You can submit an inquiry right here! Fill out the form below and click submit. once we've received your request, we'll reach out to you within 2 business days to determine which tier of Property X-Ray you'd like, collect the required documents, and take payment through our secure portal.
You can expect to receive your results between 2-4 weeks after payment has been submitted alongside all requested documents. Please note that, if you do not submit a requested document, we will follow up with you about it, but we won't be able to begin working on the X-Ray until we receive these, delaying your overall delivery of the reports.
We are confident that the inefficiencies we highlight at your property will equate to far more than you spend on the X-Ray. However, if you feel like we did not provide sufficient feedback, or if we cannot find enough optimization opportunities to cover the cost of the X-Ray, we will provide a refund.
At a minimum, we require that you submit a current rent roll and a profit & loss statement with at least six months' worth of data. If you have more data available, you may provide up to three rent rolls (e.g., the last 3 months) and up to 24 months' worth of profit & loss statements. We also request that you submit a balance sheet as this helps with profit & loss statement interpretation, though this is optional.
Documents will be requested over email and must be submitted in PDF or Excel format. All documents that we receive will be kept strictly confidential and secure. If you do not have one of the required documents, you can still purchase a Property X-Ray, but we will not be able to conduct that part of the analysis.
We will request the required documents from you over email (requests will be sent from xray@wpg-management.com). PDF or excel files are acceptable. If you need assistance pulling these reports from Appfolio, RealPage, etc., please send us an email, and we'll explain how to download the required reports.
Definitely not. Property X-Rays are purchased individually on an ad-hoc basis, as frequently or as infrequently as you'd like. There are no subscription or recurring charges.

Absolutely. All documents that you send are stored securely and will not be shared outside of WPG Property Management and their secure affiliates. Members of the WPG Property Management team may reach out to you after your X-Ray has been completed about related WPG products.
